Our client is currently looking to recruit a Senior Caretaker to be based in Grantham, Lincolnshire.

As as a Senior Caretaker, you will undertake the following duties:

Core areas of work include; To provide a high profile and accountable caretaking presence on our estates and support the Housing Service in the provision of an integrated, high performing, customer focused housing, tenancy management and temporary accommodation service which delivers a high quality and responsive service to the tenants’, licensors’ and residents. To keep the appearance of the housing estates in an excellent condition and play a key role in the delivery of a customer focused estate management service. To work closely with Estate Housing Officers, Sheltered Housing Officers, Housing Assistants, and Temporary Accommodation Officer. The role will include developing practical solutions for the best use of all accommodation managed by the Housing Service.

Responsibilities and Outcomes

  • Collection & disposal of bulky rubbish and litter picking.
  • Sweeping drying areas, car parks and other external communal areas on housing estates.
  • Sweeping, mopping, dusting and cobweb removal from communal stairs and entrances on identified blocks of flats on a rotation system in a planned way.
  • Participate in and undertake deep cleans of the block of flats (to include walls) across the district on a rotation system in a planned way.
  • Cleaning internal and external communal glass on ground floor and internal communal glass on upper floors.
  • Provide an urgent response to the removal of graffiti.
  • Remove and keep the estates free of waste and dispose of this in-line with the Council’s environmental standards.
  • Take steps to identify those responsible for unauthorised dumping, fly tipping and environmental damage.
  • Remove any faeces, foul odours or dirt trodden into the buildings.
  • Deal with safe removal of SHARP instruments and place in appropriate SHARPs’ bin in line with best practice.
  • Tidy and disinfect bin stores/areas.
  • Work closely with the waste team and take effective action to encourage residents to recycle and make us of the facilities provided.
  • Changing of lights bulbs in communal areas across the housing stock.
  • Undertake minor repairs as part of the overall caretaking service.
  • Report responsive repairs and maintenance improvements both internal and external of communal areas to the respective teams.
  • Remove and transport furniture across the housing service around the district as required.
  • Maintain a balanced level of materials and request supplies as required to ensure adequate stock is always available.
  • Look after any Council vehicle and equipment provided, and report immediately any loss or damage to same.
  • Keep the units and/or garages used as storage clean and tidy, with all items labelled and recorded for ease of identification, and monitor when items require disposal.
  • Wear the Council’s PPE when delivering the housing service.
  • Support the housing service in consistently reaching agreed standards and take the actions required to ensure performance targets are achieved and provide reports where necessary.
  • Identify and report any concerns relating to Safeguarding.
  • Ensure re-charges are raised where appropriate.
  • Represent the housing at cross cutting service delivery meetings.
  • Ensure work across the caretaking team is planned in a timely manner.
  • Investigate service improvements and deliver upon these.
  • Undertake Fire Risk Inspections and Assessments across the housing stock and report the findings and actions taken 
  • Undertake baiting for vermin across the housing estates within the district, keeping a record of these actions.
